9 Home Staging Tips for Faster Sale
    1. First Impressions count. Roll out the red carpet for potential homebuyers by sprucing up your entryways, especially the one on a lockbox. Welcome mats, planters filled with seasonal flowers, and clutter-free foyers and hallways set the stage.

    2. Sell the space, not your stuff. Remember that the goal of a successful showing is to make a prospect feel at home-like it’s theirs, not yours. Put away you extensive personal collections. Less is more: open up your space so prospects can actually see what they’re buying.

    3. Paint and elbow grease work wonders. Fresh paint and a thorough cleaning will give you the greatest “bang for your buck.” Remember that neutral walls are your best bet when staging a home for sale. An investment of $100 in paint and some interior touch up could yield you thousands on your sell price because most customers cannot “visualize” what it could look like.

    4. Go with the flow. Arrange furniture for easy traffic flow. Consider placing a major piece of furniture at an angle, such as a couch or desk. Angles add interest and can create a more open feeling.

    5. See the light. Move lamps to dark corners and arrange window treatments so that natural light floods your rooms. Brighter is better, and your rooms will look larger.

    6. Go green. Live plants can add decorative flair, without spending a bundle. Plants and cut flowers have a way of warming up a room.

    7. Don’t forget the outdoors, especially this time of year. If you have a porch, deck or patio, clean the furniture and replace the worn cushions. Breath new life into your deck with a fresh finish. Plant winter rye in the fall to insure a rich, green yard through the winter. Keep the yard mowed and edged while listing is active. Trim shrubs and hedges back away from the home. Trim lower limbs on trees to open the view of the home from the road.

    8. Make the kitchen sparkle. De-clutter the countertops by removing toasters, food processors and other non-decorative items. If you have a breakfast table or counter, put out a couple of table settings complete with place mats, napkins and dinnerware. The smell of baked goods prior to a showing really helps set the homey mood with another one of our senses……….mmmmmmmmmmmm good!

    9. Warm up an empty room. If your home is vacant, consider renting furniture for key rooms, but don’t go overboard. There are companies locally that provide staging of interiors for homes or condos for sale and really make them look outstanding!
Home For Sale By Owner
Before you consider selling your home yourself, ask yourself if you are going to have the time needed to sell your home- even if you just cover the basics.

The Basics
  • Complete an extensive research of local market conditions, including:
    • the listing and selling price of all houses in your area for the last six months
    • the listing price of houses currently on the market, and
    • the listing prices of houses that were on the market but did not sell.
    • TIPS: Begin your search on the internet. Follow-up by visiting the county tax records office to determine the selling prices of the houses.

  • Put together a marketing plan:
    • How will you market your house to real estate agents? Most buyers use a real estate agent, so marketing to real estate agents is essential. At a minimum, you’ll want to send a letter and sales flyer to all real estate agents within a 30 mile radius.
    • How much money can you afford to devote to advertising? Call the local newspapers to determine how much it will cost for advertisements. You’ll want to run daily and Sunday ads in the newspapers
    • Who will create your sales flyers? Buyers expect fact sheets to take with them when they drive-by or tour a house for sale.
    • Where will you place your signage? In addition to your front yard, is there areas leading in to your neighborhood where signage would be appropriate?
    • How will potential buyers find information about your home on the internet? You’ll want potential buyers who begin there house shopping of the internet to find your house. Be sure to build a website to help sell your house.
    • Who will take inquiry calls and schedule appointments? You’ll want someone to be available to answer inquiry calls and schedule appointments. Be sure to schedule showings as quickly as possible- even the same day.
    • TIPS: Ask newspapers for a discounted advertising rate for multiple placements. Be sure to check with local officials to determine if there are any restrictions on where you place your signs. Pre-qualify buyers before showing your house.
  • Confirm that the potential buyer has pre-qualified for a mortgage loan.
    • If the buyer is buying with cash, confirm that they have the necessary resources.
    • If the purchase is contingent on the buyer selling their own home, confirm that the buyer’s house is on the market. (You may want to determine how long the buyer’s house has been on the market.)

  • Negotiations, Contracts, and Closings
    • Are you prepared to negotiate the contract?
    • Do you know what the legal responsibilities of the seller are in your area?
    • Who will write the contract? Will you need to hire an attorney? If so, what will be the attorney’s fees?
    • TIPS: In addition to the sales contract, you’ll need to complete a Seller’s disclosure, Lead based paint disclosure, and a Sinkhole disclosure.
